1010 Common Street Redevelopment

The mixed-use historic redevelopment of the 1010 Common Street Building is named by New Orleans CityBusiness as among the largest private investments and historic rehabilitation efforts in Louisiana. The 31-story skyscraper was constructed in 1971 and is listed on the National Register of Historic Places. When completed, the redevelopment will include 466 hotel rooms across two brands along with approximately 100,000 square feet of renovated Class A office space; 7,000 square feet of ground-floor retail; and an overhauled 14-story parking garage with 525 spaces.

The first phase of the redevelopment, Element New Orleans Downtown by Marriott, opened in February 2026. The hotel is designed to put emphasis on light and space and to reflect the brand’s unique blend of nature-influenced environment, health, wellness, and sustainability. Element includes 216 rooms, 86 of which are suites, with rooms ranging from 375 to 500 square feet. Guest rooms feature floor-to-ceiling windows, workspaces with large desks, and spa-inspired bathrooms with oversized showers. Suites include fully equipped kitchens.

The Fairmont Hotel will feature an upscale design concept with 250+ rooms, rooftop pool, speakeasy, ballrooms, meeting space, and spa.
