516-524 Governor Nicholls Condominiums

This apartment to luxury condominiums conversion and historic restoration project encompasses a distinctive three-building row of 3.5 story masonry buildings. Each building has its own carriageway/passageway which provides access to rear two-story masonry service bays that open to a traditional New Orleans courtyard. Originally constructed between 1836 and 1838, AQ Studios led the restoration of the historic structure’s exterior, correcting numerous non-historic alterations while preserving and repairing character-defining features, including balconies, shutters, masonry, stucco, and period architectural detailing. The work returned the building’s street presence to a condition more consistent with its historic significance and the surrounding Vieux Carré context.

Interior work on this project upgraded the building’s 18 residential units to support contemporary, high-end condominium living while respecting the property’s historic fabric. Interior improvements included selective reconfiguration of unit layouts, expanded kitchen areas, luxury bathrooms, added in-unit laundry, refinished historic wood flooring, and upgraded building systems.

The result is a thoughtfully restored historic property that balances preservation with luxury living, extending the life of a nearly 190-year-old building while providing updated residential accommodations in the heart of New Orleans’ French Quarter.
